Every project starts with an in-depth, but concise discovery phase. We will learn about your overall budget parameters, discuss square footage, the number of bedrooms, and your target number of guests.

We will provide two options for hand-sketched adjacency diagrams (i.e., conceptual floor plans) for you to review and revise before we even start hard-lined drafting.

Drafting and space planning really take place here. You get to take an active role in shaping the spaces, see schematic furniture layouts, and make revisions as a team.

As soon as we have a Schematic Plan locked in, we will start working directly with your chosen GC throughout the Design Development phase and Construction documentation. We use our BIM software to provide your construction team with the information they need to start pricing. Stats like the number of studs needed, a complete window schedule, material take-offs for tile, exterior siding square footage, and anything else the builder may need.

We will provide finish palettes and options for all materials that will affect the builder (furniture materials will be handled as Interior Design services). We will also harden up specifications for lighting fixtures, carpeting, plumbing fixtures, wood types, and, of course, paint and stain colors.
